The newly created multi-functional urban area near the Curonian Lagoon is formed according to the principles of urban and architectural integrity. The central part of Klaipėda is characterized by a variety of historical and morphological urban structures, the most valuable features of which were evaluated during the formation of the new complex. First of all, a hierarchical system of urban public spaces should be distinguished, the principles of which are used in the formation of the territory. The planned multi-apartment building is located near the southern and central squares, from the south it is close to the quay, to the north it is close to the square and alley formed around the protected buildings of the territory.
An important aspect of the living environment’s quality is green spaces and areas. The latter also has a certain historical context: the Memel Gardens were once located in the area, which are recreated in an interpreted way in separate parts of the complex.
In addition to the assessment of the silhouette and main spaces when creating the ensemble, it was important to maintain the deep principle of mastering the territory: to ensure a good visual connection of the internal structures with the Danė River, the castle. Therefore, the house is divided into separate blocks-blocks, between which cross streets-visual corridors are planned.
