For many decades, the territory of Aukštamiestis along the historical railway route functioned as a utilitarian industrial area, not using its transit potential. At the same time, the latter is crossed by significant historical streets of Vilnius, the most important of which is Švitrigailos. It is an artery – the gateway to the city, the southern entrance to the city center, through which guests of the city from the airport move.
The project of new city discoveries is precisely about revealing the potential of this territory, maximum integration into the surrounding network of regenerating urban structures, and the new rhythm of city life. This is primarily a project for residents, where a network of dedicated spaces is of utmost importance, clearly separating spaces for the city, community, and family. The streets that divide the aforementioned superblock are zones intended for the community. They continue in other quarters, thus forming an integrated network of urban spaces.
Inside the new quarters, courtyards for residents of individual houses are formed. Here family spaces are also separated by individual terraces (they are also on roofs and loggias). The courtyards in both quarters differ in their structure. In the northern quarter, a single closed neighborhood courtyard is formed. The courtyards of the southern quarter are divided into two parts, which are united by an exclusive green slope, which becomes an important sign of this structural unit, a space for entertainment and leisure. Spaces are also dedicated to the office zone, in the center of which is a cordoner, which not only marks the entrance to this area, but also semanticizes the location of the city gate.
It is the center of the city, so the area has to be used extremely efficiently while maintaining connections with the Old Town. Therefore, the main living spaces are designed in such a way that the eaves of low-rise volumes are visible in the field of visual observation, and the higher parts are stepped away from the building line – this way not only maintains the scale of the space but also creates an additional quality of life in the apartments, from the terraces of which the panorama of the entire Vilnius opens.
Architectural and functional solutions consistently maintain the paradigms of urban and architectural integrity in the project. The specific scale and textural richness of the living and office spaces are created using different finishing materials, which give individual blocks the individuality they need. Concrete and glass – for offices, bricks, plaster, metal and textured concrete – for residential areas.
